N4 Notice Ontario is the official legal tool Ontario landlords must use when a tenant falls behind on rent. Issued under the Residential Tenancies Act, the Form N4 Notice to End a Tenancy for Non-Payment of Rent allows landlords to demand payment or legally start the eviction process if the rent remains unpaid.

Understanding Your Rights as a Landlord

An N4 Notice Ontario tells a tenant:

  • How much rent they owe,
  • The period(s) missed,
  • A termination date (14 days for monthly tenancies), and
  • That they must either pay or move out by the deadline.

If the tenant does neither, the landlord may apply to the Landlord and Tenant Board (LTB) to end the tenancy.

✅ Yes — it’s the first legal step toward eviction for non-payment of rent in Ontario.


When serving an N4 Notice Ontario, it must be delivered by:

  • In-person service,
  • Regular mail or courier (Xpresspost),
  • Posting to the door or mailbox.

Text or email is not valid.

The landlord must also complete a Certificate of Service showing exactly when and how the tenant received the form. If the Notice and Certificate of Service are incomplete or inaccurate, the eviction may be denied at the hearing.


How Long Is the N4 Notice Period?

  • Monthly/yearly tenancies: 14 days
  • Weekly/daily tenancies: 7 days

During the N4 notice Ontario period, the tenant may:

  1. Pay the full rent — which voids the notice, or
  2. Move out before the termination date

If neither happens, the landlord can file an L1 Application to Evict a Tenant the day after the termination date.


What Happens After an Eviction Notice Ontario?

Once the N4 expires and the tenant hasn’t paid:

  • The landlord files an L1,
  • Submits a rent ledger and Certificate of Service,
  • Attends a hearing or appoints a legal representative.
